Post-Construction Cleaning in Austin

Construction dust is not normal dirt. It coats every surface, hangs in the air while you wipe, and settles again an hour later. It hides inside cabinets, in window tracks and on top of door frames. This clean is built for it: more than one pass, priced on a published formula, with your exact total online before you book.

Why Construction Dust Beats a Normal Clean

A standard clean assumes the dirt stays where it fell. Construction dust does not, and a crew that treats it like house dirt leaves a grey film on everything by the next morning.

It resettles

Drywall and sanding dust is fine enough to stay in the air while a room is worked. Wipe a counter and an hour later it wears a film again. So we work top down, let the air clear, and wipe the same surfaces a second time before the floors are finished.

It hides where buyers look

Inside cabinets and drawers. In the window tracks. On top of the door frame nobody dusts. Those are exactly the places a buyer or a leasing agent opens during a walkthrough, and they are on this checklist, not on a standard clean's.

Residue is its own job

Window stickers, appliance film, paint specks on a faucet, tape glue on a new floor. Getting them off takes time and the right cleaner for the surface. That work is priced into this clean, not added at the door.

Two Kinds of Final Clean

New construction is not the only source of this dust. Austin is adding whole neighborhoods in Mueller, on East Austin infill lots and in the suburbs, and renovating older homes in Zilker and Hyde Park at the same time. The dust is the same. The job around it is not.

Builder final cleans

The whole home, empty, after the last trade is out, on your handover schedule. We photograph every room as we finish it. If your files need a certificate of insurance, we send it before the clean, not after you ask twice.

Homeowner move-in cleans

You closed on Friday and the movers come Monday. The same dust work, plus the deep scope this price already covers: inside the fridge and oven, inside every cabinet, so the first box you unpack goes onto a clean shelf.

Certificates and paperwork

We are bonded and insured and every cleaner is background-checked. Certificates of insurance are available for builders and general contractors, and invoicing goes to your company. The portal photo set is the completion record.

Post-Construction Pricing, Published

The price is a formula, not a negotiation. Take the standard rate for the home and add $140 per bedroom and $50 per bathroom. It is the same formula behind our deep cleaning, because the scope is the deep scope plus the dust work.

  • On a real home: a two-bedroom, one-bathroom house is $199 as a standard clean. Add $280 for the two bedrooms and $50 for the bathroom and the post-construction clean is $529, before tax.
  • If the home has no construction dust in it, book a standard or deep clean instead. This price is for homes a build or renovation just left.
  • The clean has to come after the last dusty trade. If painters or carpenters come back in after us, the dust comes back with them.

Post-Construction Cleaning FAQs

How much does post-construction cleaning cost in Austin?

It is a published formula: the standard rate for the home, plus $140 per bedroom and $50 per bathroom. A two-bedroom, one-bathroom home is $199 plus $280 plus $50, which is $529 before tax. Enter your bedroom and bathroom count online and your exact total appears before you book. There is no walkthrough estimate and no repricing at the door.

Why does construction dust need more than one pass?

Drywall and sanding dust is light enough to hang in the air while a room is cleaned. The first pass takes it off the surfaces and puts some of it back into the air, and it settles again within the hour. We work top down, let the air clear, and wipe the same surfaces a second time before the floors are finished. One fast pass looks clean for an afternoon.

What does this clean cover that a standard clean does not?

The inside of every cabinet and drawer, vacuumed and wiped. Window tracks and sills cleaned out. The tops of cabinets, doors and frames. Vents and returns. Sticker, label and tape residue, protective film on appliances, and paint specks lifted where they come off without damaging the finish. Those items are not on a standard clean's list because lived-in homes do not need them redone every visit.

When in the build schedule should the clean happen?

After the last trade that makes dust is out of the home. If painters, carpenters or flooring crews come back after us, their dust comes back with them and the second pass is wasted. Book it as the last thing before listing photos, the handover walkthrough or your movers, and tell us that date when you book so we hold the crew for it.

Can you provide a certificate of insurance?

Yes. We are bonded and insured, every cleaner is background-checked, and we send certificates of insurance to builders and general contractors for their files. Ask when you book and it goes out before the clean. Invoicing can run to your company rather than a person, and the timestamped photo set in the portal serves as the completion record.

Is a post-construction clean the same as a move-in clean?

They overlap, and the booking asks which one you need. A builder final clean is an empty new home on a handover schedule. A homeowner move-in clean is after closing, before furniture arrives, and it adds the deep items inside the fridge and oven. Both are priced on the same formula. If your home was renovated while you lived in it, tell us, and we will scope the rooms that were actually worked on.
