How a Turnover Works

Austin has one of the densest short-term rental markets in the country, and the calendar shows it. March brings SXSW, October brings ACL and Formula 1, and late July turns over student leases the same week summer stays peak. The routine below is built for that calendar.

You book the window

Book the turnover when the reservation lands, not when the guest leaves. Tell us the checkout and check-in times once and they sit on your account. Same-day windows are normal work for us, but on event weekends they go to the hosts who booked first.

We clean and photograph

Arrival photos first, then the clean: linens, kitchen reset, bathroom reset, restock and staging. When the last room is done we photograph it again. The pair of photo sets is the visit record.

You verify from anywhere

Both photo sets land in your client portal, timestamped. Most hosts we clean for are not in the home between guests, and some are not in Austin. The photos are how you check the work, the stock and the staging.

Built for Hosts Who Are Not There

A turnover you cannot see is a turnover you have to trust. We would rather show you.

The photos are the inspection

Timestamped before and after photos of every room, after every turnover. If a guest leaves damage, the arrival photos document the state we found, which is what your claim needs.

Staging and restocking

Beds made, cushions straightened, surfaces cleared, the home set back to the way your listing photos show it. Paper goods, soaps and coffee are restocked from the supplies you store in the home, and we flag low stock in the visit notes before it runs out.

Laundry, stated plainly

Where the home has a washer and dryer, sheets and towels are washed as part of the turnover. Where it does not, laundry is not included. Leave two spare sets and we swap them, so a clean set is always on the beds.

Airbnb Cleaning FAQs

How much does an Airbnb turnover clean cost in Austin?

It is priced from our published standard table, by bedrooms: $149 for a studio, $159 for a one-bedroom, $199 for a two-bedroom, up to $699 for six bedrooms. Every rate includes one bathroom. Your exact total, with any extra bathrooms or add-ons, is online before you book. We do not take a percentage of your nightly rate.

Can you turn the unit between checkout and check-in on the same day?

Yes, that window is the normal shape of this work. Book the turnover when the reservation lands and tell us the checkout and check-in times once. During SXSW, ACL and Formula 1 weekends the same-day windows fill early, and they go to the hosts who booked first. If a window is not open, you see that when you book, not on the day.

Do you wash the sheets and towels?

Where the home has a washer and dryer, yes. Linens and towels are washed as part of the turnover and the beds are remade with the fresh set. Where the home has no machines, laundry is not included. Leave two spare sets and we swap them at each turnover, so a clean set is always on the beds.

How do I know the unit is ready if I am not in Austin?

You get timestamped before and after photos of every room in your client portal after each turnover. The before set shows the state the guest left, including any damage. The after set shows the reset: beds made, kitchen cleared, towels folded. If a photo shows something we missed, tell us within 48 hours and we come back and re-clean it free.

Do you restock supplies and stage the home?

Yes, from the stock you keep in the home. We restock paper goods, soaps, coffee and the rest of your list, straighten cushions and throws, and set the home back to the way your listing photos show it. When something in your stock runs low, we flag it in the visit notes so you can reorder before it runs out.

What happens if a guest damages something?

Our first step on arrival is photographing every room before we touch anything. If we find damage or missing items, those photos and a note go into the visit record in your portal, timestamped before the clean started. That record is yours to use in your claim with the platform or the guest.
